Rooftop Solar Adds Up to 6.9% to Australian Home Values, New Report Finds

Australian homes equipped with rooftop solar systems are selling for up to 6.9% more than comparable properties without solar, according to a new report from property data provider Cotality (formerly CoreLogic).
The analysis, based on more than six million home sales nationwide, found that properties with solar panels command an average price premium of 2.7%, or about AUD 23,100, compared to similar homes without photovoltaic (PV) systems.
Solar’s Value Boost Varies by Region
The report — covering sales data from the 12 months to April 2025 — reveals significant regional variation in the impact of solar installations on property values.
Regional Northern Territory recorded the strongest uplift, with homes featuring solar systems valued 6.9% higher, or around AUD 31,350 more.
Among capital cities, Hobart leads with a 5.4% premium (AUD 30,459), followed by Brisbane (AUD 30,218).
In Melbourne and Sydney, solar-equipped homes sell for approximately AUD 24,369 and AUD 19,179 more, respectively.
Energy Efficiency Now a Core Property Metric
Cotality Australia’s Senior Director of Banking and Finance, Tom Coad, said the findings show how energy performance has become a central factor in how homes are valued, financed, and sold.
“Homes with energy and efficiency upgrades deliver not only long-term energy bill savings and comfort, but also measurable price premiums at a time when cost-of-living concerns are top of mind for Australians,” he said.
Jacob Caine, Chair of the Real Estate Institute of Australia’s sustainability working group, echoed that view:
“Solar panels are no longer ‘optional extras’ — they’re now central to how homes are appraised and marketed. Australians are recognizing the dual benefit of energy-efficient homes: lower running costs and stronger long-term value.”
Solar Uptake Still Uneven
Cotality’s Watt’s it Worth: Quantifying the Value of Solar and Energy Efficiency Ratings in Real Estate report also highlights how solar adoption varies across Australia.
Nationally, around 4.2 million homes (29%) now have rooftop solar systems installed. Uptake exceeds 40% in Perth, Adelaide, and Brisbane, while Hobart, regional Victoria, and regional Tasmania remain below 20% coverage.
As energy efficiency continues to shape buyer behavior and market valuations, the data underscores that solar power is becoming not just a sustainability choice — but a smart financial investment for Australian homeowners.
